Memo to the Mayor and City Council/CU 97-5 <br />April 21, 1997 <br /> <br />Site Improvements <br />The proposed expansion for the sports bar was included in the original site <br />plan approved in 1995 and the associated site plan improvements have been <br />installed. The landscaping surrounding the expansion will be installed per <br />the approved landscaping plan. <br /> <br />Page 2 <br /> <br />Operations <br />The approximately 6000 square foot sports bar will have a seating capacity of <br />145 to 160 people, a raised dining area will have 60 seats, the central bar <br />area will have 68 seats at tables and 32 at the bar. An outdoor patio, <br />enclosed with a black rod fence, will provide seating area on the south end of <br />the facility with access from the bar area. The site plan shows a gate in the <br />fence that would allow customers to access the patio without requiring them <br />to go through the bar. There will be a dance floor and a DJ booth located in <br />the bar area in the opposite corner from the raised dining area. <br /> <br />The proposed hours of operation are as follows: <br /> Monday through Friday 11:00 am to 1:00 am <br /> Saturday and Sunday 10:00 am to 1:00 am <br /> <br />Traffic, Access and Parking <br /> <br />Traffic <br /> <br />The peak traffic associated with this use will probably occur during the <br />evening and during lunch time. This should not conflict with the peak traffic <br />time of the other tenants of the center. There may be some overlap with the <br />daycare center after work when parents are picking up children and <br />customers begin arriving at the bar. <br /> <br />Access <br /> <br />Access to the bar will be via the existing entrances on the north and south <br />end of the center. The rear driveway could become the primary access to the <br />bar. it would be an alternative to going through the parking lot and dealing <br />with the other traffic associated with the other businesses in the center. <br />Since most of the traffic utilizing the rear drive will be at night, lighting is <br />important. The existing streetlight at the north end of the center, at the exit <br />from the S.A. station, and one at the south end near the office building <br />dumpster, along with the lighting on the rear of the center, provides <br /> <br />s:XplanningXscottXcu975cc-doc <br /> <br /> <br />
