would be assessed $6,000 per lot, and the proposed lots of Country Crossing on
the east side of Macon Street and the north side of Riverview Drive would be
assessed $4,300 per lot.

The following table gives a surranary of the total assessment proposed for the
existing lots and the proposed lots of Country Crossing 3rd Addition.

Proposed Country
Existing Lots Crossing Lots
Sanitary Sewer $4,250 $4,250
Water $2,725 $2,725
!Street/Storm Sewer $6,000 $4,300
TOTAL $12,975 $11,275

As discussed earlier, the City Council has indicated they would hold the sanitary
sewer and water assessments against the existing lots until such time that those
property owners choose to hook up to the sanitary sewer and/or water, or until the
utilities are extended through the entire subdivision. Therefore, the assessment
that would be levied with these improvements against those properties would be the
$6,000 street and storm drainage cost.

Them are two lots near the intersection of Macon Street and Riverview Drive, Lot
7 Block 2 and Lot 1 Block 3, Grandview Addition, which have been previously
assessed for the overlay project. These two lots could be reasonably served by the
sanitary sewer and water, and do at least partially abut the street improvements.
Therefore, if the City Council desires, these two lots could be included in this
improvement, in which case it would be appropriate to give a credit for the
previously assessed overlay improvement. As an alternative, these two lots could
be excluded from this improvement because of the previous overlay assessment.
In either case, the sanitary sewer and water would be available to these two lots
should they choose to hook up at some time in the future.

FEAS-230.365 - 13- 230-365-10
