PAUL <br /> WASECA <br /> <br />As requested, we have reviewed the submittal package for the proposed Applebee's <br />located in the Heying Addition at the corner of School Street and Freeport Avenue. <br />Based on our review and comments received at the staff review meeting, we would offer <br />the following comments' <br /> <br />The package we reviewed consisted of a set of 10 plan sheets prepared by John <br />Oliver and Associates, with a revision date of February 11, 1997, and storm <br />drainage calculations also prepared by John Oliver and Associates, with a revision <br />date of February 14, 1997. <br /> <br />Sanitary sewer service is provided to the site from a 6-inch stub off of Freeport <br />Avenue. Water service is provided to the site by tapping a 6-inch water service off <br />of the existing 24-inch watermain on the east side of the site. An additional hydrant <br />that the Fire Chief requested is shown also tapped off the 24-inch watermain and <br />placed in an island in the parking lot. It will be necessary to check the final plat of <br />Heying Addition to ensure that there is a utility easement provided for this hydrant. <br /> <br />o <br /> <br />Storm drainage from the site is collected in catch basins and small diameter storm <br />sewer and conveyed to the pond proposed for the lot just south of the Applebee's <br />site. On sheet 6 of 10, manhole 101 is shown as a 48-inch diameter structure. I <br />believe this manhole needs to be at least 90 inches, and perhaps larger, due to the <br />number of pipes and the angles at which they enter the manhole. Manhole 102 may <br />also need to be larger than 48-inch diameter for the same reason. These should be <br />verified and changed. <br /> <br />The site has one access off of Freeport Avenue, located at the north end of the lot. <br />It does not appear from the Grading Plan that there is a denial at this access point <br /> <br />An Equal Opportunity Employer <br /> <br /> <br />
