Memo to the Mayor and City Council/CU 96-28 Page 3 <br />February 18, 1997 <br /> <br />There is no free-standing signage proposed at this time, however, the liquor <br />store will utilize one of the available spaces on the Sax Foods free-standing <br />sign along Highway 169. <br /> <br />The planned unit development agreement for Hillside Crossing was approved <br />with a sign package which allowed one wall sign for each of the free-standing <br />developments. This condition is different than the sign requirements in the <br />Elk Park Center Planned Unit Development which allows one wall sign for <br />every free-standing building and two wall signs for those lots which have <br />frontage on two public streets. In discussing this with the developer of <br />Hillside Crossing, it was agreed that the planned unit development for <br />Hillside Crossing be amended to be consistent with the Elk Park Center sign <br />requirements. Therefore, the Council is also being asked to consider an <br />amendment to the Hillside Crossing I and II Planned Unit Development <br />Agreement to allow a similar sign package as that approved for the Elk Park <br />Center Planned Unit Development Agreement. (Attached to the Planning <br />Commission report are excerpts from each agreement). <br /> <br />Changes Made to the Development Plan <br /> <br />Through the staff review process there have been suggestions made to modify <br />the proposed plans. These changes include the following: <br /> <br />· Eliminate the landscaped/traffic control island at the southeast corner of <br /> the building <br /> Extend the existing hydrant along the west side of Evans Street onto the <br /> liquor store property to provide full fire protection <br />· Extend the sidewalk from 193rd north along the west side of Evans Street <br /> to connect with the sidewalk from the liquor store <br />· Eliminate the landscaping in front of the entrance of the liquor store <br />· Eliminate designating trailer/RV parking stalls and stripe the entire lot <br /> for passenger vehicles <br />· Flatten the radius of the parking lot curbing directly in front of the store's <br /> entrance. <br /> <br />These changes have been discussed with the architect and will be <br />incorporated as part of the final plans for approval. The final plans are <br />attached for the Council to review. Please refer to the attached report to the <br />Planning Commission for additional information. <br /> <br />Planning Commission Recommendation <br /> <br />The Planning Commission recommended approval of the conditional use <br />permit request with the conditions outlined in staffs report.
