Page 2/2 <br />UnitedHealth Group: NTCt Building Expansion <br />Project Narrative <br />Vehicle Parking The existing improvements include 60 parking spaces and proof of additional 129 parking <br />Provisions spaces. To date the existing 60 parking spaces have proven to be adequate. Since the <br />proposed expansion will not change the building population or parking demands, no <br />changes or additions to the existing parking provisions will be needed. However, with the <br />proposed building expansion, 63 of the 129 original proof of parking spaces will be lost for <br />a total of 66 proof of additional parking spaces remaining. <br />Anticipated Traffic The proposed expansion will not alter the traffic patters or volume experienced over the <br />past years of operations. <br />Exterior Lighting The existing exterior lighting will not change, except for relocating the vehicle ring road <br />drive lighting along the north side of the building to accommodate the building expansion. <br />Site Coverage & With the proposed expansion, the impervious site coverage area would be 434,035 square <br />Landscaping feet over the 892,735 total lot area for a ratio of 48.6%. The proposed expansion will not <br />require removal of any of the existing landscape material. The landscape plan proposes <br />additional overstory, ornamental, and conifer trees on the berm along Business Center <br />Drive. The palette of plant materials already utilized on site is being expanded to the north <br />edge of the site. The new trees are being placed within the existing planting to create a <br />continuous band of plants along Business Center Drive. <br />Stormwater UHG's Civil Engineer RL,k has concluded that the existing stormwater management system <br />is properly sized to accommodate the proposed expansion. The rise in the water elevation <br />of a couple of tenths in the pond due to the proposed building expansion do not negatively <br />impact the existing pond design, on site or off site operations or diminish the rate control or <br />water quality functions. <br />Building Materials The proposed expansion will be consistent with the existing building by utilize the same <br />type, color, and articulation of materials, including architectural precast concrete wall <br />panels and super structure. <br />Signage There will be no changes or additions to the. existing signage. <br />Outdoor Storage The proposed expansion will add (2) evaporative cooling towers in the existing screened <br />exterior yard. No other changes to outdoor storage areas will be made. <br />
