DEVELOPMENT CHARACTER
C]
LOCAL STREET NETWORK CHARACTER
The street system changes in the master plan are suggested in order to improve traffic
circulation and pedestrian connectivity to the rest of the community. The majority of
roadway alterations are integrated to extension of Twin Lakes Parkway south to the
future interchange and the conversion of Highway io~~69 to a freeway.
Twin Lakes Parkway
Twin Lakes Parkway provides the infrastructure framework for organizing future
development and redevelopment in the study area. The master plan envisions
the roadway as a four lane collector with a planted median with a 4o mile an hour
design speed, and lower speeds through the Station Area Village sub-area. Access
management along the roadway defines the development pattern and general parcel
configurations for numerous uses. Full intersections require a minimum ofone-eighth
mile between them, while right-in, right-out access occurs at roughly 30o feet intervals.
The master plan suggests the use of round-a-bouts at major intersections along Twin
Lakes Parkway through the study area;175th Avenue and ~7ist Avenue. Rounda-
bouts inthese locations will aid in traffic flow and will be designed with large radius
and roll-up aprons to accommodate truck traffic. A traffic signal is suggested for the
intersection at the transit station providing a safe crossing and to benefit the retail
uses in the mixed use district. The ~zo' right-of-way for Twin Lakes Parkway should
• continue throughout the project area.
T1iNin LCiKe3 PC~Y`KWGY 3eCtiOn (n1DCeD USe
~ ~
Commercial Street
Residential Street
Q ~ Office/Industrial Street
Di3tl'1Ct)
~,
Pedestrian Zone 10n-Street Travel Lanes Median Travel Lanes On-Street Pedestrian Zone
D~rbinn /~nrnar D~r~inn l~nrnor
Streetscape typology diagram
Q Twin Lakes Parkway
