DEVELOPMENT CHARACTER
•
OFFICE VILLAGE ~LONG-TERM~
Any redevelopment
r~.
''r ~ within this district
"-= -+ would likely not occur
`~,, until major
~*' transportation
~ 'l~ J patterns change. The
'~ redevelopment would
occur within the
boundary of the existing road network
and natural gas line.
Generally, larger office ~ office showroom
uses would exist along Highway 10169
taking advantage of visibility and the
relatively flat topography. Smaller,
flexible office uses would locate along
Ulysses Street where topography and the
natural gas line pose challenges for larger
building footprints. At the center of this
district are strong roadway connections
linking adjacent districts to the north
and south.
This new central roadway provides more
direct access to Twin Lakes Parkway via
171st Street and connects employees
to the commercial areas in the Hinge
and around the commuter rail station.
Again, a collective stormwater treatment
approach maximizes development
efficiency and serves as an amenity for
development.
Overall, an organized district development
pattern is implemented across parcel
boundaries and takes into consideration
building placement, the internal street
network and parking & loading access
to ensure a district wide pattern that
functions for surrounding sub-areas as
well.
R T H
~ ~.~
17130.
