time or the water system will not be looped. In addition, the Developer should be prepared <br />to pay for at least one of the crossings of CSAH 12. They were installed by the Elk River <br />Municipal Utilities, anticipating some type of development south of the road, with the idea <br />that installing them while CSAH 12 was under construction would be substantially cheaper <br />than crossing CSAH 12 after it is completed. <br /> <br />As with the other portions of the Trott Brook Farms development, each unit will need an <br />individual sewer and water service or the Homeowner's Association will need to be the <br />responsible entity for billing purposes. <br /> <br />It appears that Streets A, B, and C in this development are proposed to be public. The <br />looped streets serving the townhouse units appear to be private. Even the pdvate streets <br />should include concrete curb and gutter. Easements will be needed over these pdvate <br />areas to allow for the installation of sewer and water and other small utilities.
