The 50 foot corridor will provide a lot <br />of opportunity to construct the trail and provide adequate separation <br />between the trail and the residential lots. <br />One of the concerns staff has is to make sure the trails are constructed as <br />part of the overall improvements. This will allow the trail to be in place so <br />that homeowners are fully aware of the conditions of which they are buying <br />J and not surprised by construction of a trail afterwards. Presently, the <br />city is responsible for constructing these trails and financing them out of <br />park dedication funds. Staff is also concerned that the funding to continue <br />this practice may surpass the city's revenue sources (i.e. park dedication) in <br />the future. Therefore, the discussion on trail construction and who should be <br />financially responsible will most likely be a topic of discussion with the City <br />Council in the future. <br />Recommendation <br />It is recommended the City Council approve Resolution No. 95- , granting <br />final plat approval for Hillside Estates 5th Addition to create 28 single family <br />lots on approximately 17 acres of land based on the conditions outlined in <br />Exhibit B. <br />s:council:p94 -6 <br />
