Hillside Estates 5th Final Plat Page 2 <br />November 20, 1995 <br />----------------------------------------------- <br />• Hillside Estates 4th Addition. The developer is now requesting to plat an <br />additional 28 lots as Hillside Estates 5th Addition. The final plat for Hillside <br />Estates 5th Addition will include the construction of streets, completing the <br />connection between 197th Avenue and 193rd. This connection will eliminate <br />the long dead ends that previously occurred in developing the earlier phases <br />of Hillside Estates. The final plat for Hillside Estates 5th Addition has been <br />prepared in accordance with the preliminary plat approval given by the City <br />Council last August and staff comments. <br />NSP Power Easement <br />The vacant land between Hillside 4th and 5th is currently owned by the <br />developer and is encumbered with a 240 foot NSP power line easement. One <br />of the conditions of the preliminary plat approval was to have this land <br />included with a future final plat and that land consisting of the NSP power <br />easement be deeded to the City. There has been some discussion in the past <br />that this NSP power easement could be used as a recreational corridor since <br />it cannot be developed due to the overhead power lines. The developer has <br />indicated that the NSP easement will be included with a future plat lying <br />southeast of the water tower. <br />Parkland/Trail <br />• When Hillside Estates PUD was originally presented to the City Council in <br />1992, the trail corridor concept included establishing a north -south and east - <br />west trail somewhere within the PUD. As Hillside Estates has developed <br />over the years, a north -south trail has been discussed in previous plats and <br />most recently adjusted to the east edge of the development along the <br />Northern Natural Gas easement extending from 197th to 193rd. <br />The Park and Rec Commission had recommended that a 33 foot trail corridor <br />lying east of the 50 foot Northern Natural Gas easement be utilized as the <br />trail corridor. This is not reflected on the final plat because the developer <br />has expressed some interest in retaining the easterly 18 feet ( Outlot B and <br />Outlot A) of the final plat for possible future development considerations. <br />However, Park A and Park B as identified on the final plat represents a 50 <br />foot corridor of which approximately 15 feet lies outside of the Northern <br />Natural Gas easement. In talking with Northern Natural Gas, it sounds as <br />though there will not be a problem with constructing a trail; however, the <br />City will have to present plans to Northern Natural Gas for their review and <br />consideration. <br />Attached is a map of the surrounding area illustrating existing and proposed <br />• pedestrian routes along with destination points. The trail corridor along the <br />east side of the proposed final plat will connect 197th Avenue to the proposed <br />s:counci1:p94 -6 <br />
