Depending upon the final design of the drive aisles as they <br />intersect with both the private road and Freeport Avenue, site <br />visibility triangles will have to be kept clear of plant material to <br />maintain adequate visibility for exiting and entering traffic. <br />6. Underground irrigation shall be provided throughout all <br />landscape areas as set forth in the Planned Unit Development <br />Agreement. <br />7. Sod will be necessary on all disturbed areas. This includes <br />sodding along each side of the private road on the east side of <br />the project. <br />D. Pedestrian Circulation <br />All sidewalks that are perpendicular to the parking areas will <br />need to be six feet in width. <br />. 2. Similar to the other commercial developments in Elk Park <br />Center, consideration should be given to providing a sidewalk <br />extension from Freeport Avenue to the bank facility. This type <br />of improvement is suggested to try to encourage and <br />accommodate pedestrian traffic throughout this entire <br />development. <br />3. With the construction of the new driveways onto Freeport <br />Avenue, new pedestrian ramps will have to be constructed for <br />the sidewalk along Freeport. <br />E. Refuse Collection <br />1. The refuse enclosure shall be large enough to accommodate <br />recyclable items. <br />2. Enclosure shall consist of material similar to building. <br />F. Drainage and Utilities <br />1. Please refer to the city engineer's memo dated October 17, 1995, <br />• for a description of issues. <br />
