Ach <br />City Planner <br />DATE: November 20, 1995 <br />SUBJECT: Conditional Use Permit Request by <br />Novco, Inc., Public Hearing Case No. <br />CU 95 -23 <br />Novco, Inc. is requesting a conditional use permit to construct a second <br />principal structure and operate a truck terminal in a light industrial zoning <br />district_ <br />Location <br />• Lot 4, Block 1, Rail 10 subdivision (17230 Ulysses Street) <br />L� <br />Zoning/Land Use <br />I -1 (light industrial) /L -I (light industrial) <br />Attachments <br />• Reports to the Planning Commission dated September 26 and October 24, <br />1995. <br />• Plans submitted by Novotny's (Exhibit A) <br />• Site plan approved by the Planning Commission (Exhibit B) <br />Overview <br />Novco, Inc. originally constructed a 2,560 square foot building in 1993 for the <br />purpose of storing trucks. Since that time the business has evolved into more <br />of a truck terminal, which is a conditional use in the light industrial zoning <br />districts. Therefore, this conditional use permit not only applies to the <br />second principal structure but also grants a conditional use permit for Novco <br />to operate a truck terminal on the subject property. <br />13065 Orono Parkway • P.O.
