This amount of time is not listed in the statutes but MSA procedures states thirty d4tys. <br />I~iegotiati~:~r~s can and usually do continue while this process goes on. <br />You also requested that I give you some ideas of the cost to do the acquisition. Phis is difficult to do <br />beca~ise y°ou are dealing with landowners and these negotiations are not concrete. <br />The cost of the appraisal could be as high as $1,000.00 to $1,500.00 per parcel depending on the size of <br />tl~e parcel and. they could be as low as $500.00 per parcel. If the takings are small, the Minimum L~arnage <br />Ac~uiitican {MDA) valuation could be used. This would reduce both the time and cost of valurtion. <br />We can, and often do, arrange for the appraisals valuations with the client's approval of the appraiser.. <br />ltor us to do the 1ViDA valuation, preliminary title, prepare documents with the City Attorney's approval, <br />prepare oft'er letter and brochures and negotiate with the landowners is again difficult to estimate. Sos7~e <br />parcels that are permanent easements or fee takings could range from $540.00 to $1,000.00 or higher if <br />larc°lowne.r attorneys get involved. Temporary easements could range from $300.00 to $S00.00. <br />You advi>ed me that there .are approximately thirty-five parcels involved, twenty-five residential and ten <br />• conataercial. A rough estimate of costs to secure the necessary rights would be between $22,000.00 to <br />$27,OQO.C}0. <br />It would take up to one month to contact ali owners and make the oI~'ers. It would take another thirty to <br />forty-five days for negotiations to take place. Of course negotiations can take place during the 120 day <br />"quick. tale" period. This time frame can also be shortened by adding additional staff. <br />I Dope this is the information you wanted.
