We have <br />made a size adjustment based upon a 90% learning curve. This size adjustment was <br />.applied by adjusting each safes as if being compared to a hypothetical 25 acre site. <br />comparables #2 and #3 were located in immediate proximity to trunk at the time of safe. <br />The buyers of these sites assumed a .$3,800 per acre trunk assessment at the time of sale. <br />The sales prices indicated on the summary grid reflects both the purchase price and the <br />assumed assessments. <br />Sales #1 through #3 had immediate proximity to water and sewer trunks. The average <br />adjusted unit price for these three sales is $8,867 per acre. <br />Sales #4 through #8 were located from .05 to 2.5 miles from water and sewer trunks. The <br />average unit price of these four sales was $3,164. <br />Comparing the average of Sales #1 through #3 to the average of Sales #4 through #7 <br />reveals a difference of $5,704 ($8,867 - $3,164). <br />Based upon our analysis of the preceding data, we conclude that the market benefit to <br />residential lands is about $5,700. <br />• <br />Peter J.
