The subdivision is located west of Tyler <br />Street and north of 193Td Avenue and the proposed plat will create <br />three buildable lots and two oudots. <br />The location is mostly wooded with gentle hills with a large wetland <br />complex on the eastern portion. The property has approximately <br />1,000 linear feet of frontage on 193Td Avenue and is outside the urban <br />service district. One of the created outlots will include the ponding <br />and utility easements on the south side of 193Td Avenue and the other <br />will remain as a substandard lot buffering the subdivision from an <br />adjacent parcel. <br />Parks and Recreation <br />The Parks and Recreation Commission recommended Park <br />Dedication be paid for the final number of dwelling units at final plat <br />approval at the rate applicable when the subdivision is released for <br />recording. <br />Applicable Regulations <br />City ordinance section 30-375 outlines the required findings for <br />approval of a Plat. <br />1. The proposed subdivision is consistent avith the honing regulations (article V1 of this chapter) and conforms in all respects with <br />all requirements of this Code, including the honing regulations and this article. <br />The proposed subdivision is consistent with all zoning regulations. Lot size and lot width meet the ordinance <br />requirements.
