P 94-14 <br />Country Ridge Partnership is requesting a preliminary plat to subdivide <br />approximately 37 acres into three (3) lots and two outlots. <br />LOCATION <br />The southwest corner of Highway 10 and Joplin Street alignment <br />(immediately west of County Fairgrounds). <br />ZONING/LAND USE <br />BP (Business Park) / LI (Light Industrial) <br />ATTACHMENTS <br />Location Map, Zoning Map, Land Use Plan Map, Memo from Terry Maurer <br />dated 1/19/95, Preliminary Plat, Utility Plan and Grading Plan. <br />OVERVIEW <br />The proposed preliminary plat is the first to actually encompass land that <br />has been targeted for business park purposes. This first phase includes three <br />lots, 2 of which are slated for traditional commercial uses, and the third <br />planned for a two-story professional office building. The balance of the <br />property will remain in an outlot until a specific user comes forward and <br />necessitates the need to further plat the property.
