Construction of multiple projects and development requests have begun to <br />shape the area and with the recent ordinance amendment request related to outdoor storage, there is an <br />increased focus on aesthetics and the southern entrance to Elk R <br /> <br />The segment of roadway is about 2.8 miles long and includes eight different land use designations, <br />FAST (Focused Area Study) <br />Highway Business <br />Mixed Use <br />Open Space <br />Public Institutional <br />Agricultural Research <br />Industrial <br />Residential <br /> <br />and ten different zoning districts, <br />Highway Commercial (C-3) <br />General Industrial (I-3) <br />Single-family Residential (R-1a & R-1d) <br />Business Park (BP) <br />Agricultural Research (AR) <br />Light Industrial (I-1) <br />FAST (subzones) <br />East Elk River Gateway <br />The Hinge <br />Hwy 10 Service Commercial <br /> <br />The area also includes plans for installation of signalized intersection and frontage road which will <br />provide access to a new north-south connection from Twin Lakes R <br />significant amounts of developable land. <br />
