The authorized Conditional Use Permit shall be recorded,and building permits will not be <br /> issued prior to recording. <br /> 2. Prior to recording,the Building Official and Fire Marshal shall inspect the building for <br /> compliance with all state and local building codes. <br /> 3. If the proposed work described in the application and Conditional Use Permit has not been <br /> substantially completed within two years after the Conditional Use Permits date of issuance, the <br /> permit shall expire and become void. <br /> 4. The applicant must apply for and receive approval for all required permits before any <br /> construction may begin. <br /> Background/Discussion <br /> Case No. CU 16-25 <br /> Menards is proposing to expand their existing facility to include additional heated interior and covered <br /> exterior storage,and one additional loading dock.All of the improvements will take place within the <br /> fenced in area and the existing 14 foot wooden fence will screen all of the proposed improvements. <br /> Building <br /> Improvements to the existing Menards building will be located on the backside,of the building. The <br /> covered outdoor storage areas are in the rear of the fenced in area.The new heated storage area will be <br /> 8,127 square feet and the new exterior warehouse will be 10,642 square feet. <br /> Signage <br /> Additional signage is not required for this project,and all existing signage will remain. <br /> Parking <br /> The proposal increases the amount of warehouse and storage space,but the increase in space does not <br /> push parking needs beyond what is currently provided. <br /> rriLIEI 11 <br /> I`�JA`�'IIR� <br />
