Request for Action <br />Item Number <br /> <br />To <br /> <br />Planning Commission4.a <br />Agenda Section Meeting DatePrepared by <br /> <br />Public HearingsJuly 26, 2016BrieAnna Simon, Planner <br />Item Description <br />Reviewed by <br />Hearth Development PID 75-656-0105Zack Carlton, Planning Manager <br />Rezone property from Business Park (BP)to <br />Reviewed by <br />Planned Unit Development (PUD), Case No. <br />ZC 16-05 <br />Action Requested <br /> <br />Recommend, by motion, approval to rezone certain property from Business Park to Planned Unit <br />Development with the following condition: <br />1.Conditional Use Permit CU 16-21 shall be approved and all conditions met prior to recording. <br />Background <br />The subject property is zoned Business Park (BP) with Multiple Family Residential (R4) to the west and <br />commercial development in a Planned Unit Development (PUD) to the south and Business Park to the <br />east and north. <br />The applicant has also applied (CU 16-21) for a Conditional Use Permit (CUP) to construct a 100 unit <br />senior housing project on the subject property. The BP district does not allow residential facilities so the <br />applicant is requesting the property be rezoned to PUD (Planned Unit Development). <br />Comprehensive Plan <br />The Comprehensive Plan guides the properties for Mixed Usewhere multifamily residential uses are <br />allowed and encouraged. <br />Applicable Regulation <br />In reviewing a proposed amendment, consideration shall be given y <br />affected by the proposal, the conservation of property values, t <br />and relevant provisions, if any, in the land use plan. <br />The property is surrounded by Multiple Family Residential (R4) to the west and commercial deve <br />in a Planned Unit Development (PUD) to the south and Business Pa <br />surrounding property is zoned for some form of commercial or residential use, which is consistent with <br />the Mix Use designation of the Comprehensive Plan.
