Recommend, by motion, approval of the Land Use amendment requested by the City of Elk River to <br />change the land use designation for a portion of Outlot F of Elk Path Business Center from <br />Public /Institutional to Industrial. <br />b. Recommend, by motion, approval of the Zone Change request by the City of Elk River to rezone <br />certain portions of Oudot F of Elk Path Business Center from BP (Business Park) to R -1c (Single - <br />Family Residential) and from R -1c to BP. <br />Background /Discussion <br />City and county staff have been working together to position county property adjacent to the Sherburne <br />County Government Center for a data center. As part of that discussion, a portion of county property <br />must be rezoned from Single Family Residential (R -1c) to Business Park (BP). <br />The zoning district boundary is irregular in this area and adjusting the line to correspond to streets and <br />property lines is desired. The attached map shows BP in purple and R -1c in green. At the conclusion of <br />the process, the red area will be rezoned to BP, and the yellow area would be rezoned to R -1c. Access for <br />a data center would come from a new road, as an extension of Rawlings Street. <br />In order to accommodate the proposed rezoning, the underlying land use must be amended to reflect the <br />proposed rezoning. Oudot F is currently guided for Public /Institutional uses and does not permit <br />industrial uses. The proposal changes a section of Oudot F to Industrial uses to match the rezoning and <br />accommodate future use as a Business Park. <br />Zone Change <br />Applicable Regulations <br />In revieaving a proposed amendment, consideration shall be given to existing conditions within the area directly and indirectly <br />affected by the proposal, the conservation of property values, the use to which the property affected is being devoted at the time, <br />and relevant provisions, if any, in the land use plan. <br />P a w E R E U 6 Y <br />Template Updated 4/14 INIM UREI <br />
