If the City Council approves the request, the Planning Commission and staff suggest the following conditions: 1. A Land Use Amendment shall be approved before the rezoning can be recorded. Background/Discussion The applicant is seeking approval to build a 13,824 square foot facility on 4.08 acres that would provide a wash facility, light duty maintenance, and office space. Per staff recommendation, the applicant is requesting a rezoning of the subject property to Planned Unit Development (PUD), to coincide with the existing PUD zoning on their adjoining property. The request is not consistent with the Comprehensive Plan or the Focused Area Study (FAST) adopted by the City Council in 2014 and 2010 respectively. Planning Commission Meeting Summary The Planning Commission discussed transportation and circulation as it relates to the business and questioned if the applicant had any concerns with the infrastructure in the area. The applicant indicated they had no concerns and discussed the video they have demonstrating how one of their longer trailers can leave the property without affecting the curb lines. The commission stated that even though the FAST Plan and the Comprehensive Plan identify different uses for the subject property, they felt the existing business should be allowed.
