A Land Use Amendment shall be approved before the rezoning can be recorded. <br /> Background/Discussion <br /> The applicant is seeking approval to build a 13,824 square foot facility on 4.08 acres that would provide a <br /> wash facility, light duty maintenance, and office space. <br /> Per staff recommendation, the applicant is requesting a rezoning of the subject property to Planned Unit <br /> Development (PUD), to coincide with the existing PUD zoning on their adjoining property. <br /> The request is not consistent with the Comprehensive Plan or the Focused Area Study (FAST) adopted <br /> by the City Council in 2014 and 2010 respectively. <br /> Planning Commission Meeting Summary <br /> The Planning Commission discussed transportation and circulation as it relates to the business and <br /> questioned if the applicant had any concerns with the infrastructure in the area.
