Alighting plan will need to be provided showing that a level of 1.5 footcandles is <br />maintained. <br />2. A landscape plan will need to be approved by staff. <br />3. A sign permit will be required for all exterior signage. <br />BACKGROUND/DISCUSSION <br />Early in 2010, the City of Elk River hired an architectural firm to complete a master plan for their public <br />works facility expansion. Later the same year, the city then hired 292 Design Group to complete the <br />architectural, civil, and engineering components of the expansion. <br />OVERVIEW <br />The subject property is about 27-acres in size and is zoned I1 (Light Industrial) where Government Buildings <br />and Facilities require a CUP. The property is west of the intersection of County Road 1 and Proctor <br />Avenue. <br />Timing <br />Phase I (late fall 20 ~ 1): <br />1. Relocate the fueling station <br />2. Relocate the salt shed <br />3. Relocate the compost area <br />4. Relocate the oil drop off station <br />Phase II: <br />1. Build an approximately 65,000-square footage addition onto the existing 18,400-square foot <br />building. <br />The city is requesting the CUP now which would authorize Phase I to occur this fall, with bidding to take <br />place for Phase II this winter. <br />N:\Departrnents\Community Development\Platuiing\Case Files\CUP\CU 11-14 ER Public Woiks\CU 11-14_PC.doc <br />
