REQUEST FOR ACTION <br />c~i~n . eueste, <br />Staff is requesting authorization to pursue possible amendments to the zoning ordinance regarding <br />m ustxial zones, <br />urn <br />The City zoning ordinance has two primary industrial zones, I-1 Light Industrial} and I-2 Medium <br />Indus~ial}. ~T`he Busa.ness Paxk ~BP} zone also allows light manufacturing}. <br />A portion of the city's industrial zones fall within the urban service district. The po~•tion that falls outside <br />the urban sex•vice district is primarily in the extreme southeast corner of the city. <br />A la~.•ge percentage of the city's industrial zones axe currently developed; further expansion of new sites <br />has not yet been identified. ~It is anticipated that the Focused Area Study will identify some industrial <br />land and the mining area will include some industrial.} <br />Given the limited amount of developable industrial property, and the perceived goals of job retention and <br />creation, it seems apparent that the uses allowed in the industrial zones should be reviewed, <br />For example, warehousing andmini-storage are currently allowed in the I-1 and I-2 zoning districts as <br />permitted and conditional uses, respectively, These uses axe all important, beneficial uses for city <br />residents and businesses. However, from a limited resource standpoint, they may be more desirable <br />outside the urban service district. Industrial uses requiring water and concentration of infrastructure <br />roads, electi*icity, people, and other sex~rices} should be encouraged inside the urban service district. <br />Staff envisions the creation of industrial zones specific to areas outside the urban service district and a <br />modification of uses that axe currently listed in the I--1 and I-2 zoning districts. <br />The intended benefits to this change is that ultimately, land resources axe preserved for jobs closer to the <br />city core, while less intense uses are pushed away from the core, <br />C~®n Motion by Second by Vote <br />~~~~ <br />C,~Documents and Settings~jmiller~Local Settings~Tcmporary Internet I~iles~OLK3I~~DA Industrial Zones to CC 3-15-1Q ~2~,dac <br />
