-~ r ~~
~~
ity of ~
lk/
R~
MEMORANDUM
'.ITEM 7.5.
V~~ TO: Mayor & City Council
FROM: Steve B. Ach, City Planner~.~~~
DATE: July 24, 1995
SUBJECT: Consider City-initiated Planning
Applications.
Issue
Consider initiating aland-use plan amendment, rezoning, and preliminary
plat application for the city-owned property at the northwest corner of 193rd
& Hwy 169.
Attachment
• Location Map
• Overview
The city of Elk River currently owns property at the northwest corner of
193rd & Highway 169. With the re-alignment of Holt Avenue, further to the
west, this has made for a developable piece of property of approximately 1-1/2
acres. The current zoning of the property is R1C (single family residential)
with aland-use designation of MR (medium density residential). However,
the Steering Committee recommended that commercial development continue
north on Highway 169 to the 194th Avenue alignment, including the city-
ownedproperty on the west side of Highway 169.
In order to prepare the city-owned property for commercial development
purposes, the property should have its land-use designation changed to
highway commercial, rezoned to commercial zoning district, and platted
reflecting appropriate easements and right-of--ways.
Recommendation
If the City Council would like to begin the steps of preparing this property for
possible development, the council should initiate a comprehensive land-use
amendment, rezoning and platting application, and direct staff to begin
• processing these applications.
S:/Planning/conpa
13065 Orono Parkway • P.O.
