Ach, City Planner~.~~~ <br />DATE: July 24, 1995 <br />SUBJECT: Consider City-initiated Planning <br />Applications. <br />Issue <br />Consider initiating aland-use plan amendment, rezoning, and preliminary <br />plat application for the city-owned property at the northwest corner of 193rd <br />& Hwy 169. <br />Attachment <br />• Location Map <br />• Overview <br />The city of Elk River currently owns property at the northwest corner of <br />193rd & Highway 169. With the re-alignment of Holt Avenue, further to the <br />west, this has made for a developable piece of property of approximately 1-1/2 <br />acres. The current zoning of the property is R1C (single family residential) <br />with aland-use designation of MR (medium density residential). However, <br />the Steering Committee recommended that commercial development continue <br />north on Highway 169 to the 194th Avenue alignment, including the city- <br />ownedproperty on the west side of Highway 169. <br />In order to prepare the city-owned property for commercial development <br />purposes, the property should have its land-use designation changed to <br />highway commercial, rezoned to commercial zoning district, and platted <br />reflecting appropriate easements and right-of--ways. <br />Recommendation <br />If the City Council would like to begin the steps of preparing this property for <br />possible development, the council should initiate a comprehensive land-use <br />amendment, rezoning and platting application, and direct staff to begin <br />• processing these applications. <br />S:/Planning/conpa <br />13065 Orono Parkway • P.O.
