of <br />fiver <br />MEMORANDUM <br />TO: <br />FROM: <br />DATE: <br />SUBJECT: <br />Jeremy Barnhart, Planning Manager <br />Terry Maurer, Public Works Director <br />August 7, 2009 <br />Jake Nelson Variance Request <br />As requested, I have reviewed the Jake Nelson variance request submittal for the proposed <br />home construction on Simonet Drive. There are a couple of engineering issues that I see <br />with the drawing. They are as follows: <br />1. The issue of two driveways onto Simonet Drive from one home site -Although <br />Simonet Drive is a cul-de-sac with limited traffic and the two driveways likely do not <br />pose a traffic problem, they could pose a precedent problem for a similar request on <br />a much heavier-traveled roadway within the city. <br />2. The site plan shows a retaining wall along the south property line from the corner of <br />the home past the pool/patio area. The wall appears to be very close to the property <br />line and there is limited information, so it is impossible to tell how tall the wall will <br />be. I would recommend that the wall be moved five feet away from the property <br />line to allow for lot drainage from the property to the lake along the property line. I <br />would also suggest that detailed information relative to the height of the wall be <br />provided. As you are aware, if the wall is over four feet tall, it needs to be <br />engineered and have some type of fencing placed along its top to prevent accidental <br />falls. <br />If you have any questions regarding these comments, please contact me. <br />S:\PLANNING MAIN\Case Files\Variance\V 09-04 Nelson\08 07 09 engrs memo.doc <br />
