The two driveways do not exceed 30 feet in width. <br />Staff recommends approval of the variance to exceed the maximum impervious surface requirement, <br />subject to: <br />1. All comments in the letter dated August 5, 2009. <br />Landscape plan <br />Storm Water Management plan <br />2. Move proposed retaining wall at least 5 feet from the north property line. <br />3. Maximum impervious surface of 30% <br />4. Consolidate the two subject lots into 1 lot. <br />5. Provision of escrow to guarantee the improvements outlined above. Amount to be determined <br />by staff once a landscaping and storm water management plan is approved. <br />Background/Discussion <br />The applicant desires to the remove the two existing homes on the property and build a single larger <br />home.
