All required subdivision/park information shall be provided in an electronic format <br />(.dwg file) as required by the City ordinance and land use application prior to <br />recording of the plat. <br />2. Park dedication shall be provided in the form of cash for one (1) lot at the rate <br />applicable at the time of Final Plat approval. <br />3. A 30-foot trail easement shall be recorded along the entire east side of the plat, <br />outside of United Power Association Easement. <br />Background/Discussion <br />The applicant is requesting an administrative subdivision to create two lots. The subject site was recently <br />rezoned to R1a as part of the 2008 area update through the Comprehensive Plan. The applicant is <br />proposing to create two lots. Lot 1 will be 2.87 acres and Lot 2 will be 5.58 acres. Lot 1 contains the <br />existing house and has access onto County Road 13 Qarvis Street).
