MEETING OF THE ELK RIVER <br /> BOARD OF REVIEW <br />HELD AT THE SHERBURNE COUNTY GOVERNMENT CENTER <br />MONDAY, APRIL 30, 1996 <br /> <br />Members Present: <br />Members Absent: <br /> <br />Staff Present: <br /> <br />Mayor Duitsman, Councilmembers Farber and Dietz <br /> <br />Councilmember Scheel -- Councilmember Holmgren did not <br />serve on the Board of Review because he is employed by the <br />County Assessor's Office <br /> <br />Sandy Thackeray, City Clerk; Ty Bischoff, County Assessor; Jerry <br />Kritzeck, Commercial Assessor; and John Cullen, Residential <br />Assessor <br /> <br />Call Meetin.q To Order <br /> <br />Pursuant to due call and notice thereof, the meeting of the Elk River Board of Review as <br />called to order at 6:05 p.m. by Mayor Duitsman. <br /> <br />The following individuals appeared before the Board of Review. <br /> <br />1. Clem Darkenwald of Darkenwald Family Partnership - 75-134-4112 <br /> <br />Land Valuation - $165,000 <br />Building Valuation - $83,200 <br />Total ............. $249,000 <br /> <br />Mr. Darkenwald indicated that he has just sold the property for $165,000. He <br />also indicated that 2,000 square feet of the property was lost to an easement for <br />extending the right turn lane. He questioned how the property could be valued <br />at $249,000 when he could only sell it for $165,000. After consideration of the <br />situation, the Council consented to lower the value of the property to better <br />reflect the sale price. <br /> <br />COUNClLMEMBER DIETZ MOVED TO LOWER THE TOTAL VALUATION OF PARCEL 75- <br />134-4112 TO $175,000. COUNCILMEMBER FARBER SECONDED THE MOTION. THE <br />MOTION CARRIED 3-0. <br /> <br />2. Tim Neary - 75-427-0210 and 75-427-0220 <br /> <br />75-427-0210 - land and building valuation - $254,000 <br />75-427-0220 - land valuation - $45,000 <br />Total .......................... $299,000 <br /> <br />Mr. Neary indicated that he recently purchased both parcels for $240,000. He <br />reviewed an appraisal of the property done by Marquette Bank. Marquette <br />appraised the property at $251,000. Mr. Neap/questioned the discrepancy in <br />the assessors valuation versus the sale price and appraisal. <br /> <br /> <br />
