<br />e <br /> <br />ORDINANCE 07-09 <br />CITY OF ELK RIVER <br /> <br />AN ORDINANCE OF THE CITY OF ELK RIVER AMENDING CERTAIN <br />SECTIONS OF CHAPTER 30 OF THE ELK RIVER CITY CODE <br />ESTABLISHING AND SETTING STANDARDS FOR A NEW CRT- <br />COMMERCIAL RESERVE TRANSISTIONAL ZONING DISTRICT. <br /> <br />The City Council of the City of Elk River does hereby ordain as follows: <br /> <br />Section 1. That new Section 30 -1583 titled, CRT-Commercial Reserve Transitional <br />District of the Elk River City Code shall be added, to read as follows: <br /> <br />Sec. 30-1583. CRT Commercial Reserve Transitional District <br /> <br />{aL Puwose. <br />(1.) To allow existin~ uses to remain conforming until such time as redevelopment is <br />consistent with the Comprehensive Guide Plan at which time the cit::' will consider <br />changjn~ the zoning designation. <br /> <br />(2.) To provide for orderly redevelopment of contiguous parcels of land. <br /> <br />e <br /> <br />(3.) To discourage piecemeal lot-bv-Iot development or leapfrog development that would <br />result in the isolation or inefficient re-use of existiog parcels oEland. <br /> <br />(4.) To ensure that contiguous parcels of land are served with adequate access and public <br />infrastructure and that appropriate right-of-way width is established <br /> <br />ili1 <br /> <br />Permitted uses. <br />(1.)
