ACH, CITY PLANNER ~

TO:

DATE:

APRIL 21, 1994

SUBJECT: CONSIDER PLANNED UNIT
DEVELOPMENT AGREEMENT FOR
ELK PARK CENTER

ATTACHMENTS

Planned Unit Development Agreement for Elk Park Center.

ANALYSIS

e

The attached Planned Unit Development Agreement is actually part of the
Developer's Agreement for Elk Park Center. For the most part, the Planned
Unit Development Agreement is the planning document to assist in the long
term administration of Elk Park Center's standards and requirements. As
future development requests for the freestanding sites, as well the tenants
within the shopping center come and go, this document will be referred to for
regulating the standards such as sign requirements, allowable uses, and
setback requirements.

One of the components of the PUD Agreement is the approved "Development
Plan Package" which includes a site, landscaping, and setback plan. These
plans provide the foundation for the review and approval of future
development requests.

Hopefully this document will not have to be amended often; however, if
amendments are needed, these will be presented to the Planning Commission
and City Council for consideration.

RECOMMENDATION

It is recommended the Planned Unit Development Agreement for Elk Park
Center be approved as prepared.

.

P.O.
