P 94-02 <br /> <br />ISSUE <br /> <br />Consider request for preliminary plat by Country Ridge Partnership to <br />subdivide approximately forty (40) acres into 97 single family lots. <br /> <br />LOCATION <br /> <br />Northeast corner of the extension of Joplin Street and County Road No. 30. <br /> <br />e ATTACHMENTS <br /> <br />Revised Preliminary Plat, Draft Minutes from the Planning Commission <br />Meeting, Report to Planning Commission dated February 22, 1994 <br /> <br />ANALYSIS <br /> <br />Country Ridge Partnership has purchased all one hundred fifty (150) acres of <br />the Lakoduc property. Approximately one hundred ten (110) acres is zoned <br />for single family residential while the balance is zoned Planned Unit <br />Development with a Light Industrial land use. Attached to the Planning <br />Commission memo is a concept plan of the entire property owned by Country <br />Ridge Partnership. The preliminary plat request involves the forty (40) acres <br />immediately west of Fresno Street and north of County Road No. 30. The <br />proposed single family plat meets the RIa zoning standards set forth in the <br />ordinance. The minimum lot size requirements include a width of 80 feet and <br />an area of 10,000 square feet. All the lots meet these two requirements, <br />however, the configuration, and minimum depth of some lots originally <br />proposed have limitations for constructing homes. The plat has been revised <br />to improve these situations. The revised plat recently submitted to the City <br />has 97 single family lots with an average lot area of 12,248 square feet and <br />. an average width of 85 feet and include the following changes: <br /> <br />P.O.
