ACH, CITY PLANNE~ <br /> <br /> <br />DATE: FEBRUARY 7, 1994 <br /> <br />SUBJECT: RESOLUTION APPROVING <br />PRELIMINARY PLAT FOR ELK PARK <br />CENTER <br /> <br />OVERVIEW <br /> <br />Over the past few months, the developers have been modifying the plat to <br />accommodate prospective tenants that may be part of Elk Park Center <br />development. Major changes that have occurred since the Council last <br />reviewed this plat are as follows: <br /> <br />e <br /> <br />. Reconfiguring the three lots at the north end of the plat to accommodate a <br />change in tenants and accommodate the driveway accessing those lots. <br />. Adjusting lot lines for those parcels within the center of the plat to satisfy <br />tenants and parking demands. <br />. Create a drainage and utility easement, in place of Outlot B, in the <br />southwest corner consistent with the proposed storm drainage plan. <br />. Adding a developable lot along Highway 169 (Lot 1, Block 3) in place of <br />the previous outlot, which was needed for storm drainage purposes. <br /> <br />Appropriate drainage and utility easements have been provided throughout <br />the plat to accommodate looping of water mains and extending sanitary <br />sewer throughout the project. In addition, all lots meet the minimum size <br />requirements of.8 acres as set forth in the PUD Ordinance. <br /> <br />As the plat is presented, there are two exceptions from the plat. These <br />consist of the Dickenson property and the four residential lots in the <br />southwest corner. These four residential lots have been purchased by the <br />developers and will be used for storm drainage ponding purposes. The <br />developers have indicated that they would like to include these two <br />exceptions as part of the plat to simplify real estate documents associated <br />with this project. To accomplish this, the plat will need to returned to the <br />Planning Commission for their review to include the two exceptions. The <br />plat will then be brought back to the City Council for final approval. <br /> <br />e <br /> <br />P.O.
