<br /> <br />ITEM 6.7. <br /> <br />TO: <br /> <br />MAYOR AND CITY COUNCIL <br /> <br />FROM: <br /> <br />STEPHEN ROHLF, BUILDING AND ZONING <br />ADMINISTRATOR <br /> <br />DATE: <br /> <br />APRIL 14, 1993 <br /> <br />~fl. <br /> <br />SUBJECT: PRELIMINARY PLAT REVIEW AND <br />ASSOCIATED VARIANCE FOR THE PLAT <br />OF HILLTOP WOODS ESTATES BY DAVID <br />GOW/PUBLIC HEARING, CASE NO.P93-03 <br /> <br />OVERVIEW <br /> <br />Mr. Gow is proposing to create 6 additional 2 1/2 acre lots <br />from a 40 acre parcel. He also needs approval of a variance on <br />the maximum length of a dead-end road for the road that would <br />access the lots. Attached is staff's memo to the Planning <br />Commission dated March 19, 1993, regarding this subject. Staff <br />encourages the Council to read that memo for the details of <br />this request. Also attached is an updated memo from Terry <br />Maurer regarding his review of the plat. <br /> <br />Plat <br /> <br />. <br /> <br />The Planning Commission did recommend approval of the <br />preliminary plat of Hilltop Woods Estates with stipulations. <br />The following is a list of the Planning Commission's <br />recommended stipulations and their status: <br /> <br />1. LOT 3, BLOCK 2, MEET THE CITY'S WIDTH REQUIREMENTS. <br />The final plat drawing for this plat should reflect <br />an additional 3 feet of frontage being added to this <br />lot. <br /> <br />2. THE NORTHERN PORTION OF THE 40 ACRE SITE NOT <br />CURRENTLY INCLUDED WITHIN THE PLAT BOUNDARIES, IS <br />MADE AN OUTLOT OR AN ADDITIONAL BUILDABLE LOT. This <br />eliminates the need to have an easement document <br />drawn up for the drainage easements shown on the <br />plat. The drainage easement can be dedicated on the <br />plat drawing. <br /> <br />3. STREETS: <br /> <br />. <br /> <br />a. TERRY MAURER'S COMMENTS ARE INCORPORATED IN THE <br />DESIGN OF THE ROAD ASSOCIATED WITH THIS PLAT AND <br />THAT MR. MAURER REVIEWS AND APPROVES THE DESIGN <br />OF THE STREETS AND INSPECTS THEM. Staff's memo <br />to the Planning Commission is in error, Mr. Gow <br />did not petition for the street to be done as a <br />City project.
