<br />Elk River City Planning Commission Meeting. <br />Monday February 25th, 1974. <br /> <br />The first matter considered was the preliminary plat of Lundgren Homes <br /> <br />First Addition. The County Planning Commission has requested a written <br /> <br />reply as to the village Xnow City} of Elk River's reccommendations <br /> <br />concerning this plat. Discussion and checking the plat brought out that <br />as to Lots 1 and 2 and possibl~ lots 3 and 4 the above water level is <br />inadequate for lot size of 20,000 sq. ft. per lot. <br />2. that lots l, 2, 3, and 4 would require variances to allow for <br />building area when the 35 foot set back from the road and the 50 foot <br />set back for the waters edge were applied to these lots. There would <br />be no room left to build. <br /> <br />The preliminary approval of the Moldenhauer plat of ORONO LAKE <br />3rd ADDITION WAS PRESENTED FOR CONSIDERATION. The Question of the <br />requirement in the platting regulations as to dedication of one out <br />of every 10 acres ClO%) to be dedicated for park purposes was discussed, <br />and it was decided that a low spot and its surrounding area could be <br />used both for lagooning and for park purposes. The axea suggested <br />consisted of Lots 1,2,3, and 6 of block 4, or an equal amount in that <br />neighborhood. (See page lO--Subdivismon Regulations. <br />It was also decided to reccamend that the developer be responsible for <br />street signs and a copy of the plat showing house numbers (Addresses). <br /> <br />meeting adjurned. <br />
