Conditional use permit to expand the car dealership <br /> <br />Item Number <br />6.8. - 6.11. <br />Prepared by <br />Scott Harlicker, Senior Planner <br />Reviewed by <br />Scott Clark, Community Development <br />Director <br /> <br /> <br />Introduction <br /> <br />This project requires Council action on six requests, land use amendment, zone change, preliminary plat, <br />conditional use permit, easement vacation and a variance. This report will include the first four items; the <br />easement vacation and variance will be covered in separate reports. <br /> <br />The land use amendment and zone change affect 1.43 acres that is currendy platted as Oudot A, Leon <br />Lefebvre Addition. It is a remnant parcel that will be incorporated into four future commercial lots. <br /> <br />The preliminary plat for Jabez includes one 17.73 acre lot for the Elk River Ford dealership and 2 oudots <br />that will be platted into four future commercial lots. <br /> <br />The conditional use permit is for a 52,000 sq. ft. addition to the dealership, expanded parking lot and a <br />freestanding carwash/ detail center. <br /> <br />Discussion <br /> <br />At the Planning Commission meeting the following were the key points of discussion: <br /> <br />Land Use Amendment <br /> <br />. The Commission unanimously agreed that the land use designation should be changed to HB. <br /> <br />Zone Change <br /> <br />.
