The right-of-way for the <br />future extension of 156th Avenue will also be platted to the north property line. The property is <br />zoned Light Industrial and has a land use designation of Light Industrial. The proposed Lot 1 is 5.92 <br />acres, Outlot A is 11.21 acres and Outlot B is 16.24 acres. There is an existing residence on the <br />property. The residence will be included on Lot 1. The two outlots are farm fields The Burlington <br />Northern railroad tracks bound the property on the east, Furniture and Things and Renner Well <br />Drilling are on the south, Highway 10 is on the east and a used car lot and two single family <br />residences are to the north. The existing residence will remain under an agreement for a life estate. <br />Once the life estate ends, Lot 1 can be developed. <br /> <br />Discussion <br /> <br />Lot and Street <br /> <br />The proposed Lot 1 complies with the dimensional requirements of the 11 zoning district. The <br />proposed right-of-way will be 80 feet wide in order to accommodate a future frontage road. Long <br />term plans are to extend 156th Avenue to the north. <br /> <br />Grading, Drainage and Utilities <br /> <br />Grading, drainage and utility issues are addressed in the City engineer's memo. The preliminary plat <br />plat shows that the drainage pond for Furniture and Things encroaches into the right-of-way of <br />156th Avenue and into Lot 1, Block 1 Renner Second Addition. The pond should be adjusted so that <br />it does not encroach into the right-of-way or into the adjacent lot <br /> <br />Access and Streets <br /> <br />The existing residence has a driveway from Highway 10. The resident can continue to use the access <br />as long as she lives there. When the Lot 1 is developed, the access from Highway 10 will be removed <br />and a new one provided from 156th Avenue. The right-of-way for 156th Avenue will be platted as <br />part of this plat. However, the applicant will not be required to construct the street at this time. The <br />street will have to be constructed when either a building permit is issued for Lot 1 or Outlot A or <br /> <br />S:\PLANNING\Case Files\2006\Plat\P 06-07 Renner 2nd Add\RCAP06-074-11.doc <br />
