ELK RI\~R PLP~~~ING COI~~ISSION MEETING July 31, 1978 at 7:30 P.M. Members Present: Cheirman Toth, Commissioners Fredericksen, Lucas, Fox, Holmes, Rootes a~d Driessen. Bill Mertice was present for zone change request from R-2 to C-3 for part of Lot 23, Aud. Subd. #3, for construction of office building and T.V. shop. Several residents of the area and Louis Fohl, an adjoining property Ovnner, were present. Mr. Pohl stated there is already a problem tilth water drainage in the area and that residents were concerned, a goad sized parking lot on the property, to be rezoned, '~lould ade" to the problem. Mills reported that the Fire Chief could not, and would not, disapprove of their plans for a four to six story building. They also said that BUD rules would be strictly followed and many precautions would of course be ta~en to ttfire proof" the building as much as poss.ible (Masonry Construction 2-hour stair ways, fire wells, etc.). A special meeting was scheduled for August 14 for hearing on request for variance for construction of H1~ Senior Citizens Housing Project. Chip Martin was present regarding adding a used car lot to his present business development in Aud. Subd. of ELK 22, Lot 1 & part of 2 & 4. There was discussion on the problem of State Highway property being used for parking and u-~developed City Street property being used without first being vacated. Mr. Martin was told he would have to complete applications for hearings on zone change and variances (for lot size &~d set back) and for conditional use permit. There was discussion on the problem of Douglas Pitzele onerating a business in a garage building code requirements in pt. of S.E. 1(4 of Sovl. 1,/4, 2-32-26.
