<br />Village Planning COmmission Meeting Mon. Mar. 26th, 1973. <br /> <br />Members Present: Hilmer Bartelt <br />Dan Bailey <br />Al Bailey <br />John E. MacGibbon <br />George Zabee <br />Rex Oetinger. <br /> <br />Earl Hohlen, Elk RIver, Mnn. Appeared with a~ petition for a <br />hearing to change the zoning of the Emil Hoffman Tract lying <br />West of By. No. 169, South of Main street and East of of a line <br />66 feet east of the East line of Lot 12 of Aud. Sub. NO.4, in <br />the VIllage of Elk River. <br />M.S.C. to hold a hearing to change the zoning of said land <br />from R-4 to C-3, It was also moved and carried to include in <br />said petition and to hold a hearing thereon to change that part <br />of the Putman placy lying North of Main Street and West of Highway <br />169 from R-4 to C-3, if the present owners of said tract whished to <br />be included in said zoning change. <br /> <br />Gordon Permort appeared with Bill Lien and Bob Polk with a <br />request to change the zoning on a tract of land north of the Rest HOme, <br />West of Highway No. 169, South of School street and East of Evans extended <br />north to school street from R-l and R-3 to C-3. <br />The planners presented an archatects drawing of EX a shopping center <br />on this tract of land with streets and parking areas, and also showing the <br />proposed buildings -nd green area. It was proposed to have on-site <br />se~age disposal, and to take care of the run-off with the use of a <br />ponding area in process for the watter on School street. <br />When it appeared that ponding would not be allowed by the State Highway <br />. department, it was suggested that a topographic map of the area be made up <br />and also that the potential traffic problem be considered at the hearing. <br />Motion was made, seconded and carried to hold a hearing on the <br />requested change at the April Meeting on April 23rd, 1973. <br /> <br />Jim Hill of Saratoga Homes, (also known as pemton), appeared with <br />a preliminary plat of the balance of the Peave farm proposing an ~ <br />a total of 340 home units on the tract. <br />after discussion to the effect that since Wright County is not envorcing <br />the platting provision that requires the developer to pave the streets, we <br />go along with graveled streets, add approved the plat of Mississipp SHores <br />3rd Phase. So Moved, Seconded and Carried. <br /> <br />There was some discussion about reccomrnending a change of the zoning <br />Ordinance to require 600 Sq. Ft of Eloer area en the first floor, and <br />include a provision about total livable space. <br />Meeting Adjurned. <br />
