<br />ELK RIVER pLANNING AND ZONING COMMISSION <br />Meeting June 26th, 1972. <br /> <br />Hearing on request for variance on side yard for garage an lot 5 <br />Block 6, Corrected plat of Thomas Addition, Village of Elk River. <br />----Granted. <br />Hearing for variance to construct garage on lot 6 of block 8, ~. H. Houltons <br />addition to Wlk Eiver--granted. <br /> <br />Hearing to change zoning on part of Block 9, Orono from Rl to R3 ~ <br />and to grant a variance with a planned unit development held. <br />Plan proposed 6 units faching main street, 4 facing east on same <br />block and for facing west and 4 facing south., Green area on <br />3 corners with center area for garbage pickup'. Units to be 2 and 3 <br />beedroom with double garages for 3 bearoom and single garages for <br />2 bedroom units. off street parking for l care per unit to be <br />provided. Units to sell for approximately 28,000.00. Units to be <br />fitted into the terrane with as little excavating as possible. <br />Opposition sovered ieems concerning best use of land, sewer mains, <br />water mains, wells, storm sewer and incidentals. <br />OWner proposes to dig 20 wells--one for each unit. Sewer main is <br />8 inches what was so constructed to be adequate for future development. <br />Concerning best use of land: the land is platted in to 8 lots that <br />are 66 by 165--which would allow the construction for 8 houses at the <br />most. The terrane is not suited for building 8 houses as it now stands and the <br />expence of excavating the hill to make it so usable for house looks excessiee. <br />An apparment house.has been considered and this presents parking problems <br />and terrane problems. <br />One of the fears of the people seemed to be that the village would <br />put in a water main for thedevelopment so that they would not have to <br />drill wells. Since all the people in uppertown have good wells, the main <br />would cause them considerable unneeded expense. <br />A show of hands was asked for and it appeared that the resedents were <br />against the proposed change about 10 to 3. <br />The matter was tabled for more information as to specs and for <br />further study. <br />
