The planner feels the use of property should be restricted to <br />highway related business. There was discussion of the possibility of <br />changing the zoning ordinance to require comprehensive plot plan as part <br />of special use permit. <br /> <br />Planner does not recommend strict commercial development which is <br />essentially what is being asked for in the petition. <br /> <br />On the subject of proposed change in zoning of area at Northeast corner of <br />Highway #169 and Main Street from part multiple dwelling and part single <br />family residents to an R -C district. There are the following considerations: <br /> <br />1. A change of zoning does not guarantee the development of any additional <br />businesses. <br /> <br />2. The planning firm retained by the village does not recommend strict <br />commerical development along the highway. This essentially the <br />plan now under consideration. <br /> <br />3. The planning commission is not negative to the zoning change in this <br />area but feels more control should be built in to any change. <br /> <br />4. <br /> <br />To further this idea, the commission proposes to work out language for <br />an ordinance change which would allow tying a comprehensive plot plan <br />for a general development plan to such a zoning change. <br /> <br />The village council recently referred a zoning change request to the planning <br />commission. <br />
