<br />tit <br /> <br />e <br /> <br />. <br /> <br />Minutes of The Elk River Village Planning Commission <br /> <br />November 30, 1970 <br /> <br />This was an open meeting on the hearing on the zoning ordinance. <br /> <br />Members Present: Dan Bailey, HilmarA' Bartelt, Gongell, Derr, Al Bailey, <br />Siegler, McGibbon and Dick Fredlund from the Planning Firm <br /> <br />The meeting was turned over to Fredlund who briefly reviewed the reports <br />previously submitted including a sketch plan, CBD Study, traffic plan, and <br />comprehensive plan. A hearing had previously been held on the Comprehensive <br />Plan. The present zoning ordinance has been in use since 1962. The proposed <br />ordinance revises and brings up to date based on land use plan how the community <br />might grow. <br /> <br />The present ordinance has 5 commercial districts while the new proposal has <br />3. <br /> <br />POC will change to Flood Plain District and Conservation District. This means <br />to a leave in natural state or for parks and thereby keep open space. <br /> <br />R -1 stays the same except that Lots must be bigger. <br /> <br />R -2 restricts to single or two family residences. <br /> <br />R -3 is for town house or multiple family residences with 4,000 square feet per <br />unit. <br /> <br />R -4 is a multiple district with 2500 square feet per unit. <br /> <br />I -1 is for industrial park. <br /> <br />1-2 for general industrial. <br /> <br />Planned unit development will be available in some of those districts. <br /> <br />#.
