<br />. <br /> <br />. <br /> <br />. <br /> <br /> <br />Item # 2..=..:: <br /> <br />MEMORANDUM <br /> <br />TO: <br /> <br />Planning Commission <br /> <br />Seott Harlieker, Senior Plann4' <br /> <br />March 28, 2006 <br /> <br />FROM: <br /> <br />DATE: <br /> <br />SUBJECT: <br /> <br />Concept plan for property east of County Road 13 and south <br />of 217th Avenue. <br /> <br />Background <br /> <br />The applicant, Jeff Werner, is proposing to plat approximately 45 acres into 18 single family <br />lots. The property is zoned Ria, with a minimum lot size of 2.5 acres. The lots comply with <br />the dimensional requirements of the Ria district. <br /> <br />Natural Features <br /> <br />The site is mix of woods, open fields and wetlands. The NRI did not identify any significant <br />natural communities on the property. There are two residences, the applicant has not <br />indicated if the homes will be removed. The site is hilly with significant changes in elevations <br />(40 feet) from the wetland to the top of the hills. The wetlands on the east side of the <br />property eliminate any potential road connections to the east. <br /> <br />Roads and Access <br /> <br />Access into the site will be from 207th Avenue. The proposed street will follow the top of a <br />ridge. The county has identified the re-aligned County Road 33 as going through the <br />adjacent property to the south. The road proposed as part of this project will intersect the <br />re-aligned county road when the property to the south is developed. <br /> <br />Requested Action <br /> <br />The applicant is requesting feedback from the Commission prior to making formal <br />application for preliminary plat. <br />
