The property is located south of <br />Elk Park Center and north of Parker Elementary School. The proposed plat includes two commercial <br />lots, platting right-of-way for Jackson Avenue and School Street, and leaving the school property as an <br />outlot. <br /> <br />Discussion <br /> <br />The two new commercial lots comply with the dimensional requirements of the C3 zoning district. The <br />proposed school outlot should be platted as a lot. Park dedication fees in the amount of $6,300 per acre for the two commercial lots and <br />$2,940 for the one residential lot shall be paid prior to releasing the subdivision for <br />recording. <br />2. Surface water management fees in the amount of $1,015.99 per acre for the two <br />commercial lots and $169.32 for the one residential lot shall be paid prior to releasing <br />the subdivision for recording. <br />3.
