The property is 2.8 acres and is zoned Planned Unit <br />Development. To be developed, the property needs to be platted. The submitted plat creates one buildable <br />lot for the proposed CUP. The buildable lot has frontage on 171 st Lane and 172nd Avenue, and Twin Lakes <br />Parkway. However, access will not be permitted from Twin Lakes. <br />Parks and Recreation Commission <br />Facilities providing 24 hours a day/seven day a week care, such as assisted living or nursing home facilities, <br />shall be subject to park dedication requirements equivalent to commercial uses. As the property is an Outlot, <br />it was not subject to park dedication under previous platting processes. <br />The Commission recommended park dedication be paid at the applicable park dedication commercial rate <br />when the lot is released for recording. <br />Applicable Regulations <br />City ordinance section 30-375 outlines the required findings for approval of a plat. <br />I. The proposed subdivision is consistent with the zoning regulations (article VI of this chapter) and conforms in all <br />respects with all requirements of this Code, including the zoning regulations and this article. <br />The proposed subdivision is consistent with all zoning regulations.
