Park Dedication Fees shall be paid for one dwelling unit at the rate applicable when the subdivision is <br />released for recording <br />2. A trail easement of 30-feet along 221 st Avenue for a future trail shall be drafted by the city attorney <br />and recorded against the property. <br />Background/Discussion <br />The subject site is a 49.61-acre parcel located north of 221 st Ave and west of County Road I in a Single <br />Family Residential (R I a) zoning district. The proposed plat creates two buildable lots, one of which is eligible <br />for Park Dedication Fees, and right-of-way dedication for 221 st Ave. Lot I will be 43.78 acres in size and Lot <br />2 will be 4.46 acres. <br />Parks and Recreation Commission <br />During their March 13, 2024, meeting, the Park and Recreation Commission recommended Park Dedication <br />Fees for one dwelling unit and a 30-foot trail easement along 221 st Avenue. <br />Applicable Regulations <br />City ordinance section 30-375 outlines the required findings for approval of a plat. <br />The proposed subdivision is consistent with the zoning regulations (article VI of this chapter) and conforms in all <br />respects with all requirements of this Code, including the zoning regulations and this article. <br />The proposed subdivision is consistent with all zoning regulations. The lot size and lot width meet the <br />ordinance requirements. <br />2.
