The applicant is requesting to <br />subdivide Outlot B of Natures Edge Business Park Fourth Addition. Lot 1 is shown as 14.06 acres in size and the <br />remaining 6.96 acres will be left as an Outlot to be platted in the future. Access to the site will be from Gateway <br />Road. <br /> <br />Parks and Recreation Master Plan <br />The Master Plan focuses more on residential development regarding land dedication. It states: In Elk River <br />residential development within the urban service area is at a density that will support a neighborhood park at a 10-minute walking <br />distance, or a half-mile service radius. Most areas are well served. Because the urban service area is largely developed with little vacant <br />land available to create new parks, emphasis will be on improving connectivity to existing parks and providing basic neighborhood <br />park facilities as undeveloped parks become developed. <br /> <br />As the subject parcel is an industrial use in the urban service area where additional parkland is not desired, staff <br />recommends dedication be paid in the form of cash for Lot 1. This is currently $6,634 for the 14.06-acre parcel. <br /> <br />Trails Master Plan <br />The Parks and Recreation Trails Master Plan shows a conceptual connection along 168th Avenue and Gateway <br />Road. There is an existing sidewalk along the north side of 168th Avenue west of the property. staff recommends a <br />city-standard sidewalk be installed along 168th Avenue and Gateway Road through Lot 1. <br /> <br />Financial Impact <br />None <br /> <br />Mission/Policy/Goal <br />Opportunity to live, work, and play
