Zack Carlton, Community Development Director <br />Preliminary Plat of Park Pointe Second <br />Reviewed by <br />Addition, Case No. P 23-10 <br /> <br /> <br />Action Requested <br />Recommend, by motion, approval of the Preliminary Plat for Park <br />Pointe Second Addition. <br /> <br />Background/Discussion <br />The subject property is 5.64 acres, zoned R1-c, and located at the end <br />of Johnson Court in the Park Point Subdivision. The applicant is <br />requesting to replat Outlot A of Park Pointe into one buildable lot and <br />one Outlot. The one buildable lot will connect to the existing Johnson <br />Court cul-de-sac on the east side of the parcel and abuts Kleiver Marsh <br />on the west side. <br /> <br />Parks and Recreation <br />The commission will be reviewing this application at their November 8, <br />2023, meeting and will provide their recommendation to City Council <br />at their November 20, 2023, meeting. It is anticipated they will request <br />park dedication in the form of cash for one parcel and an easement for <br />a trail along Kleiver Marsh. <br /> <br />Applicable Regulations <br />Preliminary Plat <br />City ordinance section 30-375 outlines the required findings for <br />approval of a Preliminary Plat. <br /> <br />1. The proposed subdivision is consistent with the zoning regulations (article VI of this chapter) and conforms in all respects with <br />all requirements of this Code, including the zoning regulations and this article. <br />The property is zoned R1-c and meets all dimensional requirements and is consistent with all zoning <br />regulations. <br /> <br />2.
