Updated: January 2023 <br />Request for Action <br /> <br /> <br /> <br /> <br /> <br />To <br />Parks and Recreation Commission <br />Item Number <br />6.1 <br />Agenda Section <br />Action Item <br />Meeting Date <br />June 14, 2023 <br />Prepared by <br />Michael Hecker, Parks and Recreation Manager <br />Item Description <br />Bradford Park Development Park Dedication – <br />Continued <br />Reviewed by <br />Joe Stremcha, Assistant City Administrator <br />Reviewed by <br />Zack Carlton, Community Development Director <br /> <br />Action Requested <br />Recommend by motion, lots #180 through #184 be moved to the farthest west in Outlot H at the end of Road A, <br />as depicted on the attached Bradford Park exhibit. <br /> <br />Recommend, by motion, acceptance of the proposed upland park area (26.68 acres) as shown on the attached <br />Bradford Park exhibit. <br /> <br />Recommend, by motion, a regional trail within the development (shown in blue) from Cleveland Avenue to the <br />current Trott Brook housing development and pay for the trail segment using existing park dedication funds. <br /> <br />Recommend, by motion, a 10-foot trail connecting the sidewalk along the south side of Road G with the trail <br />around the pond – running between basins J and K. <br /> <br />Recommend, by motion, inclusion of a developer funded trail along the west side of Cleveland Ave/CR40, as <br />shown in the submitted preliminary plans. <br /> <br />Recommend, by motion, the general trail layout of the trails depicted on the attached Bradford Park exhibit, and <br />subject to the recommended changes noted. <br /> <br />Background/Discussion <br />The subject property, recently named Bradford Park is approximately 255 acres in size, zoned Single Family <br />residential (R1d), and is located near the northwest intersection of Cleveland St and 181st Ave. The plat is <br />proposed to have a total of 314 units. <br /> <br />This new housing development was discussed at the May 10, 2023, Commission meeting with three of four <br />motions approved. The motion receiving no action was moving four lots in Outlot H to the farthest west and <br />Lennar has agreed to this action. <br /> <br />The proposed land dedication, as shown on the attached layout, is approximately 26.68 acres and would satisfy <br />the entirety of the land dedication required per ordinance – 26.56 acres. Accepting this land dedication means <br />that the project would not generate additional park dedication funds with the filing of each subsequent final plat. <br /> <br />
