The proposed plat consists of two lots to <br />be utilized for commercial uses. <br /> <br />Park dedication is eligible for both proposed lots, minus 1.83 acres for <br />the existing home, at a commercial rate. The exact amount will be <br />determined at the time of recording. <br /> <br /> <br />Parks and Recreation Trails Master Plan <br />The Parks and Trails Master Plan indicates an existing trail across the <br />street from the site.
