The applicant notes that vehicle sales are permitted in the I-1 (Light Industrial) and I-2 (Medium <br />Industrial) as conditional uses and that the amendment would make the I-3 district, generally a heavier use <br />industrial district, consistent with the others. <br /> <br />Staff, in reviewing this request, also compared the request to the C-3, Highway Commercial, district where auto <br />sales are allowed as a permitted use. Similar uses in the I-3 district include motor vehicle storage (CUP), salvage <br />yards (CUP), and motor vehicle repair shops (permitted). <br /> <br />Amending the ordinance to allow motor vehicle sales as an allowed use rather than permitting with an IUP, or a <br />PUD project will allow the use on any parcel within the district.
